August 2018 Construction Numbers

The City of Brantford released the August 2018 Summary Report on Construction Activity. The report shows a construction value of $28.018 million for permits issued in the month of August.

The construction value attained in the month of August is below the values attained in August 2017. However, it is above the previous three years as well as above the past five year average for the construction value reached for the month. The high construction value attained in August 2017 was partly due to the issuance of forty-five building permits for new single detached dwellings, which had a construction value of $15.199 million.

The number of permits issued has also decreased in comparison to last year's figures. In comparison with August 2017 construction values, an increase was seen in the Residential (Accessory, Alterations, Additions), Multiple Residential (New), Duplex, Triplex, Fourplex (New), Institutional & Government and Commercial Sectors. Decreases were seen in the Single Detached Dwellings (New) and Industrial Sectors of construction.

The largest increase occurred in the Residential (Accessory, Alterations, Additions) Sector of construction. In August 2018, a total of 74 building permits were issued for construction within this Sector, with a total construction value of $9.161 million. In August 2017, when there were 88 building permits issued in this sector of construction with a total construction value of $1.962 million.   The largest valued permit in this Sector was issued to the King & Benton Redevelopment to allow for the alterations of a former industrial building located at 85 Morrell Street. This development will create a new apartment building which had a construction value of $7.500 million.

A significant increase was also seen in the Multiple Residential (New) Sector of construction. In August 2018, two building permits were issued in this Sector for the construction of two 8-unit block townhouse buildings, located at 77 Diana Avenue, having a construction value of $3.526 million. In August 2017 there were no building permits issued in this sector of construction.

The largest decrease occurred in the Single Detached (New) Sector of construction. In August 2018, there were 2 building permits issued in this Sector of construction having a total construction value of $0.826 million, compared with August 2017, when there were 45 building permits issued having a total construction value of $15.199 million.

Other noteworthy building permits issued in August include a permit to construct a new hotel at 27 Sinclair Boulevard, which had a construction value of $12.400 million, and a permit to install four portable classrooms at St Basil's Catholic Elementary School, located at 365 Blackburn Drive, which had a construction value of $0.695 million.

The year-to-date construction value of $93.909 million is below last year's total of $165.458 million. However for the year, a total of 706 building permits have been issued. This is comparable to the 712 permits issued in 2017 over the same time period.

The record-setting construction values attained in 2017 will be difficult to replicate. Yet the construction value of permits issued to date have provided encouraging figures, and staff remains optimistic that the construction industry continues to provide high levels of activity throughout 2018.
